Nepean Housing Dunbar Court Consultation

Nepean Housing Dunbar Court Consultation

Nepean Housing (NHC), founded by the City of Nepean, was incorporated in March 1984 and completed Dunbar Court, its first housing community, in June 1987. With a commitment to preventative maintenance and working with residents to develop community pride, NHC is extremely proud of our strong and solid reputation in the broader communities in which our affordable housing is located.

They plan to build a three-storey 31-unit apartment complex with amenity space at Dunbar Court. The expanded Dunbar community will include 73 (42 existing + 31 new) units. The in-fill units at Dunbar will accommodate a mixed demographic, including seniors, singles and small families. The rents are normally 20% below the average market rent for the area.

The proposed new building is located centrally on their property, adjacent to the large landscaped area of 57 Bateman Drive and away from the single family homes fronting on Bateman Drive. Setbacks and heights for the new building meet the zoning requirements for the property. Parking would be provided at a rate of 1 space per unit plus 10 visitor parking spaces. A zoning amendment is required to permit these new units to be constructed as a low-rise apartment building.

The building will be fully accessible including an elevator and accommodations for persons with disabilities. High performance construction, durability, and energy efficiency is a priority, with the goal to create a net zero energy building if funding permits. New landscaping will be provided around the building including a courtyard amenity area for residents of all ages.

NHC focuses on providing integrated, community-based affordable housing for persons of diverse backgrounds. Within its current portfolio, NHC has partnered with a number of supportive housing providers, including the Ottawa Carleton Association for Persons with Development Disabilities (OCAPDD), Total Communication Environment (TCE) and Ottawa Foyers Partage (OFP). Discussions are on-going with our supportive housing partners to ensure the Dunbar in-fill development will include one, or more, of our supportive housing partners.
